Blog > 5 Red Flags to Watch for During a Home Showing
House hunting can feel exciting — but it's easy to get swept up in a gorgeous kitchen or backyard and miss warning signs.
When touring homes in Louisiana, it’s important to keep an eye out for certain red flags that could cost you big later.
Here’s what to watch for during a showing:
๐ฉ 1. Strong Smells (Good or Bad)
Overwhelming scents (candles, air fresheners, etc.) can sometimes cover up less pleasant odors — like mold, pets, or moisture problems.
Trust your nose, and ask questions if something seems masked.
๐ฉ 2. Uneven Floors or Cracks in Walls
Louisiana soil (hello, clay!) is known for shifting.
Small hairline cracks are normal, but large, stair-step, or horizontal cracks could signal major foundation issues.
๐ฉ 3. Water Damage or Stains
Even a tiny brown spot on the ceiling could mean an active roof leak.
Moisture stains around baseboards or windows also deserve a closer look.
๐ฉ 4. Fresh Paint in Weird Places
If only one wall or ceiling area looks freshly painted, it could be covering damage like previous water leaks, cracks, or repairs.
Fresh paint = ask why.
๐ฉ 5. Overgrown Landscaping or Standing Water Outside
Standing water near the foundation or wild overgrowth might suggest poor drainage — a big problem in Louisiana's rainy seasons.
No home is perfect — but noticing red flags early helps you avoid expensive surprises later.
At Southern Homes Team, we point these things out during showings before you fall in love, so you can make smart decisions.
