The Top 4 Questions to Ask at an Open House

by Tracy Mathis

Open houses can be exciting—especially if you’re a first-time homebuyer or considering a move. But once you walk in the door, what should you be asking?

Here are the top 4 questions every buyer in Baton Rouge, Ascension, and surrounding areas should ask at an open house.

1. How Long Has This Home Been on the Market?

This gives you insight into the home’s desirability and whether there’s room to negotiate. If it’s been sitting for 30+ days, there may be flexibility on price or terms.

Bonus tip: Ask if there have been any price reductions.

2. Have There Been Any Offers?

Knowing whether the seller has already received offers tells you how competitive the home is. If there are none, you may be in a stronger position to negotiate.

3. What’s Included in the Sale?

Not all homes come with appliances, blinds, or fixtures. Ask if the refrigerator, washer/dryer, or even the hot tub are staying with the property.

Our agents always clarify inclusions up front, so you’re not surprised later.

4. Have There Been Any Recent Updates or Repairs?

Understanding what’s new (roof, HVAC, flooring) and what may still need work helps you estimate future costs. Don’t be afraid to ask about permits, age of systems, or warranties.

Bonus Questions:

  • Are there any HOA fees or restrictions?

  • What are the average utility bills?

  • Why are the sellers moving?
