Now what?

Many sellers think the hard part is over once they sign a contract, but the journey from “accepted offer” to “SOLD” has a few critical steps. Here’s what happens next when you’re selling a home in Louisiana:

🔍 1. Buyer Schedules the Home Inspection

Typically done within the first 7–10 days.
The inspector will check everything — roof, HVAC, plumbing, foundation, electrical, and more.
As the seller, you’ll want to make sure:

• The home is accessible

• Utilities are on

• Pets are secured

After the inspection, the buyer may request repairs or credits — that’s where we negotiate again if needed.

📝 2. Appraisal (If the Buyer Has Financing)

If the buyer is using a mortgage, their lender will schedule an appraisal.
They want to confirm the home is worth what the buyer is paying.
Important: If the appraisal comes in low, we may renegotiate or provide comps to support the price.

🧾 3. Title Search & Document Prep

The title company begins researching your home’s title to make sure it’s clear of any liens or ownership issues.
At this stage, you’ll be:

• Signing paperwork

• Filling out a closing disclosure

• Possibly providing HOA info, warranties, or repair receipts

🧹 4. Final Walkthrough

Usually happens 1–3 days before closing.
The buyer checks that:

• Repairs were completed (if agreed upon)

• The home is in the same condition

• You’ve moved out (unless a post-occupancy agreement is in place)

🏡 5. Closing Day!

🎉 You made it!
You’ll sign final documents, hand over the keys, and collect your proceeds (via check or wire).
