South Louisiana soil can shift over time, and foundation issues are unfortunately common. Small hairline cracks are often harmless, but large cracks, sloping floors, or doors that won’t close properly may signal deeper problems. A structural engineer may be needed for further evaluation.

Stains on ceilings, warped floors, or musty odors can indicate past or present water issues. In our humid climate, moisture control is everything — and even minor roof leaks or poor drainage can cause mold to grow. Always investigate the source of any water damage.

Old wiring, overloaded breaker boxes, or ungrounded outlets can be fire hazards. If the home still has knob-and-tube wiring or aluminum wiring, expect to spend money updating the system — and it may impact your ability to get homeowner’s insurance.
